Ticketless mixed parking at Business Garden Vilnius

The Challenge

Traditional parking management at business centers is resource heavy. Access is handled as a standalone process, separate from everything else the property runs, with permits issued and lists updated manually every time a tenant needs access changed. For tenants, getting a new employee’s car recognized at the barrier can take days.

Business Garden Vilnius moved past that in 2023, running its private tenant parking on number-plate recognition with a self-service portal instead of manual permits. Expanding in 2026 brought a different challenge: adding a paid zone open to any driver, not just whitelisted tenants, without turning the site back into something that needs constant manual oversight, and without splitting it into two disconnected systems.

Tenant access needed to keep working exactly as it always had. The new paid zone needed to serve any driver with its own rules. Both needed to run through the same infrastructure, and neither could add work back onto the building’s management team.

The Solution

Entringo Parking runs Business Garden Vilnius’s tenant zone on a fully ticketless, number-plate based system, with tenants managing their own access through Entringo’s self-service portal instead of going through building management. The 2026 expansion added a paid zone on the same infrastructure, open to any driver rather than only whitelisted tenants.

The deployment covers:

  • Tenant parking, running on number-plate recognition with self-service access management, unchanged for existing tenants
  • A paid zone, open to any driver, running on the same number-plate based platform under its own separate rules
  • Unipark app payment, integrated with Entringo, for drivers using the paid zone
  • Pay on Exit kiosks, for drivers paying on site
  • 8 barriers and access points across the site, covering both zones

Tenant and paid parking now run on one system that works for both types of drivers, without either zone depending on the other.

To close the taxi loophole, Entringo built a cumulative grace time feature specifically for this case. Instead of resetting a flat grace period every time a vehicle re-enters, the airport can configure a fixed total grace time across a set interval. Each entry and exit deducts the time actually spent on site from that pool, so a taxi circling the terminal uses up its allowance instead of resetting it. Once the pool runs out, the driver pays at the exit like anyone else.

The Results

  • Business Garden Vilnius expanded from a single tenant zone to a mixed setup covering tenant and open paid parking, on the same infrastructure.
  • Tenant access is fully self-service. The property team no longer manages day-to-day access requests directly; that work sits with the tenants.
  • Payment on the paid zone works through the Unipark app or on-site Pay on Exit.
  • The property gets monthly usage reports built from actual parking activity, giving management real visibility into how the site is used.

Business Garden Vilnius, one of the biggest business centers in Lithuania, opened its first parking zone with Entringo in 2023, running on number-plate recognition with a self-service tenant portal. In 2026, the property expanded with a new paid zone, open to any driver rather than only whitelisted tenants.

Technical outcome

The site runs across 8 barriers and access points, combining private tenant zones with the 2026 paid zone. Payment on the paid zone goes through the Unipark app, which Entringo is integrated with, and through Pay on Exit kiosks for drivers paying on site.

What they got

A proper self-service management system for tenant parking, running alongside a fully separate paid zone for any driver. Both are ticketless, and both are extremely cost efficient to run day to day.

Main improvements

Business Garden Vilnius replaced manual, standalone tenant access management with one automated system that now also covers open paid parking, using the same number-plate infrastructure across several zones.
